Do you have keys to my home?
Yes, and here's how we handle that: keys are stored in a secure lockbox with a unique identifier — never labeled with your address. Access is logged every time it's used. You can also opt for a keypad code that we can reset remotely at any time.
Who exactly enters my home?
Only background-screened, W-2 Sunseeker employees. We don't use contractors or third-party staff for home visits. You'll know your assigned team member by name before we ever set foot inside.
How often do you visit? 
Visit frequency is customized to your needs. Most clients choose bi-weekly or monthly inspections. If you're away during hurricane season, we'd recommend more frequent visits. We'll advise you based on your home's specific risks.
Do you handle repairs?
We identify issues and coordinate repairs; we don't perform them ourselves. When something needs fixing, we contact you first, get approval, and then manage the vetted vendor from start to finish. You never have to make a call.
What happens if something goes wrong during a visit?
We're fully insured. Any incident during a visit is documented immediately, reported to you within 24 hours, and handled through our liability coverage. You'll never be left to deal with something we caused.
Is there a long-term contract?
No annual contract is required to get started. We operate month-to-month with 30 days' notice to cancel. We earn your continued business by doing great work, not by locking you in.
How much does it cost?
Plans are priced based on home size, visit frequency, and add-on services. Most clients start in the range of $79–$119–per month. Your free consultation includes a no-obligation quote specific to your home.
What happens during a hurricane or tropical storm?
We offer storm preparation services (shutters, outdoor furniture secured, drains cleared) before a storm, and a post-storm inspection with a full damage report within 24–48 hours of clearance. We'll coordinate with your insurance adjuster if needed.
What if I have a neighbor who checks on my house?
That's a great start, but neighbors aren't insured, aren't documenting visits, and aren't trained to spot early signs of water intrusion, pest activity, or HVAC failure. We complement what they're already doing, and if something serious happens, you have a professional on record who can work with your insurance company.
